The Defects Prevention in New Homes and Retrofit Projects course is an intensive three-day programme developed for construction professionals responsible for delivering high-quality residential developments and retrofit schemes. With increasing regulatory requirements, higher client expectations and a greater focus on building performance, preventing defects at every stage of a project has never been more important.
This practical course examines the root causes of defects commonly found in both new-build homes and existing properties undergoing refurbishment or energy retrofit. Rather than simply identifying defects after completion, delegates will learn how to implement proactive quality assurance processes that reduce the likelihood of defects occurring in the first place.
Throughout the programme, delegates will explore the complete construction lifecycle—from design coordination and procurement through to installation, inspection, testing, commissioning and handover. The course highlights how poor communication, inadequate supervision, incorrect sequencing, insufficient inspections and a lack of quality control contribute to recurring construction defects.
A significant focus is placed on modern retrofit projects, including energy efficiency improvements, insulation upgrades, replacement windows and doors, ventilation systems, low-carbon heating technologies and moisture management. Delegates will examine the challenges associated with upgrading existing buildings while maintaining structural integrity, fire safety, ventilation performance and occupant wellbeing.
The course also considers the impact of the Building Safety Act, the Building Regulations, quality management systems, the Golden Thread of Information, competency requirements and the responsibilities of clients, designers, contractors and inspectors in preventing defects before they become costly failures.
Using real project examples, site photographs and case studies, delegates will investigate common defects affecting foundations, superstructures, roofing, façades, rainscreen cladding, passive fire protection, damp proofing, insulation, airtightness, windows, doors, mechanical and electrical installations, finishes and external works. The course demonstrates practical inspection techniques and introduces structured reporting methods to support continuous quality improvement throughout a project.
Emphasis is placed on collaboration between all members of the project team, ensuring that quality is embedded from the earliest stages of design through to final handover and occupation.
